The primary vulnerability is deteriorating caulk at utility entries — gas line penetrations, water supply lines, and condensate drain paths — that were sealed at installation and haven't been touched since. HVAC systems added or updated after original construction are a particularly common source of new openings.
  • Post-1990 development (Short Pump, Wyndham, Innsbrook corridor, newer sections of Glen Allen): Newer construction with tighter initial sealing, but the rodent pressure from adjacent wooded lots and the suburban edge habitat created when these areas were developed remains significant. Many newer subdivisions were carved from wooded land, which means they're positioned at the edge of established rodent territory.
